Mr. Manning serves as a PIERS Chief Executive Officer (CEO) providing our clients and projects with outstanding expertise and reporting experience with Phase I Environmental Site Assessments, Phase II Subsurface Investigations, and remedial project oversight.
Mr. Manning joined PIERS in 2015 with a strong documented record of managing complex real estate assessments and environmental remediation projects. Prior to joining PIERS, Mr. Manning had managed another environmental consulting firm since 2003. Mr. Manning has completed and assisted in performing Phase I and Phase II site investigations for city and county agencies, large corporations, lending institutions, real estate professionals and developers.
AS CEO, Mr. Manning is a key player in PIERS decision-making on complex projects and offers our clients superior knowledge on a vast array of real estate transaction and environmental issues.

Ms. Pannell has successfully served PIERS since 2002. She brings over 26 years of experience in all aspects of environmental consulting, including Phase I Environmental Site Assessments, Phase II Subsurface Investigations, Phase III Remedial Project Oversight, Remedial Investigation/Feasibility Studies, Superfund Site Clean-up and Case Closure. Ms. Pannell’s extensive experience in the industry has given her comprehensive knowledge of environmental regulations, laws, and remedial applications technology, which she applies on a daily basis at PIERS.
Ms. Pannell’s strong skills in data analysis and interpretation, diverse experience in project management, academic expertise, excellent communication skills, and outstanding rapport with environmental regulatory agencies make her an invaluable member of the PIERS team. JOEL GREGER

Mr. Greger serves as a PIERS Senior Project Manager and Professional Geologist providing our clients and projects with outstanding expertise and reporting experience with Phase I Environmental Site Assessments, Phase II Subsurface Investigations, and remedial project oversight.
Mr. Greger joined PIERS in 1999 with a strong documented record of managing complex environmental remediation and geologic assessment projects. During his career, Mr. Greger was responsible for the technical overview of 125 concurrent underground tank and bulk plant projects for petroleum company clients.
Mr. Greger is a key player in PIERS decision-making on complex projects and offers our clients superior knowledge on a vast array of environmental issues.
JAMES KONIUTO

Mr Koniuto provides environmental inspection, testing and reporting services for home and business owners across the San Francisco Bay Area and California. Jim is a State of CA Certified Asbestos and Lead Consultant.
Jim conducts asbestos and lead surveys and building materials testing, indoor air quality testing, comprehensive inspections of commercial buildings, home inspections for mold and allergens, and oversight of asbestos, lead and mold abatement projects.
Jim has also performed hundreds of Phase I Environmental Site Assessments, Phase II investigations, property conditions assessments, regulatory compliance audits and indoor air quality assessments. Clients include property managers, general contractors, other consulting firms, municipalities, industrial sites, US military facilities, multi-family homes and single family residences.
